Straight answers

Where a chatbot is the wrong tool.

We would rather lose the sale than install something that embarrasses you. If you recognise yourself below, say so on the call and we’ll tell you honestly.

  • Under ~200 site visitors a month. There isn’t enough traffic for the maths to work. Fix traffic first — we’ll say so rather than take the build fee.
  • It will not close anyone. It captures, qualifies and books. The relationship, the negotiation and the trust are still entirely your job.
  • It cannot answer what it hasn’t been given. No listing feed and no documented process means generic answers — which is exactly the bot nobody wants.
  • Fair Housing constrains it, deliberately. It will not answer “is this a good neighbourhood for families like mine”. That refusal is a feature and it is federal law.
  • Roughly one in eight conversations still needs you. It escalates rather than bluffing — and you should be suspicious of anyone claiming otherwise.

A bot that recommends or steers buyers toward neighbourhoods in ways that correlate with protected classes creates real Fair Housing exposure, and automated texting is governed by the TCPA. We constrain the assistant to objective property criteria and document what it may never do. See honest limitations.
